What is the Quarters at Cedar Falls?
It’s a resort-style housing community specifically designed with University of Northern Iowa students in mind. The Quarters at Cedar Falls features spacious, multi-level townhomes and flats with in-unit laundry, plus a full set of community features such as a fitness center, pool and hot tub, tanning beds and more. We are conveniently located next door to the UNI campus.
What is included in rent?
Each resident pays a flat rate that includes:
– Cable TV and Internet
– Washer and dryer in each unit
– Free coffee bar
– Community features—pool, fitness center, tanning, sauna, etc.
– Outdoor features—basketball court and sand volleyball
What is the move-in process and what do I need to do?
Please call us at 319.432.7500 and speak to a Site Manager to determine the move-in requirements.
When do I return my move-in inspection form?
Please return your move-in inspection form within 3 days after you move in.
When is rent due and how can I pay?
Rent is due on the 1st of every month and is considered late if not received by the 3rd. Credit and debit cards are accepted and processed through the Resident Login portal of this website. Additionally, residents may set up automatic withdrawals from a checking or savings account through the Resident Login portal. For more information, please speak to your site manager.
Are pets allowed?
Upon management approval, pets may be allowed at the Quarters. Please speak to a Site Manager if you are interested in having a pet.
What do I do if I have a maintenance problem?
If there is an emergency maintenance issue such as a fire, water leak, or other safety related matter, please call our office right away at 319.432.7500. If the issue is not an emergency, you may submit a maintenance request through the Resident Login portal. Please allow our technicians 3-5 days to troubleshoot and fix your problem.
What do I do if I have an after-hours emergency?
If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hours emergencies, please contact us at 319.432.7500 option 9. When prompted, please leave your name, telephone number, unit number, and a detailed description of the emergency and our on-call team member will return your call in a timely manner.
Where are the dumpsters located?
Dumpsters are located by buildings 2, 5, 7, 8, and 9.
Are grills allowed?
No grills/open flames are allowed. Residents are prohibited from keeping and using fire pits, charcoal grills, gas grills, or open flames devices in or around the rental unit, including balconies, patios, and outdoor space unless they have been approved by management for resident use in common spaces.
Are there rules for the pool area?
We strive to make our tenants time here as fun as possible. We do have a couple rules: #1 NO GLASS and #2 guest must be accompanied by a tenant. *NOTE residents are responsible for their guests.
How can I receive information updates throughout the year?
Our staff maintains constant communication with each resident by use of email and social media. Additionally, text messaging and phone calls may be utilized to relay urgent messages. Please monitor your email on file and our company’s social media outlets for the most up-to-date information.
What utilities am I responsible for and how do I pay them?
Tenants are responsible for paying the utilities as indicated on the lease agreement. As part of our commitment to first class service, The Quarters at Cedar Falls has partnered with SimpleBills to provide individual invoicing for just your portion of the total utility bills each month. Account set up and payment is handled directly with SimpleBills. Before you moved in, you should have gotten an email to set up your account. You will be billed for the previous month’s utilities, so your first bill won’t come until September.
What if I have a question throughout the year? Which resources are available to help answer them?
Upon move-in, each resident was provided a link to the Resident Handbook, outlining the rules and expectations for living in one of our units. Additional questions may be addressed by contacting our office at 319.432.7500 or you can email us.
What is the move-out process and what do I need to do?
Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.
When do the contracts start and end?
The standard term is August 16 to July 31, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff.
